Buying waterfront property comes with risks that do not exist in standard residential transactions. Here are ten red flags that deserve a closer look before you commit.
1. Unknown or Noncompliant Septic
A noncompliant septic system can cost $20,000 to $40,000 or more to replace. On a lot with limited space, replacement may be difficult or impossible. Always request a septic inspection and compliance verification.2. Steep Elevation with Excessive Stairs
A steep lot with 80 or more stairs to the water may be beautiful, but it limits daily usability, guest access, and long-term desirability. Consider how this affects your lifestyle and resale potential.3. Poor Water Depth Near the Dock
